LOTS, LAND & DEVELOPMENT OPPORTUNITIES
Selling Land Takes More Than Putting a Sign on the Property.
Selling a vacant lot, development site, or larger parcel is very different from selling a traditional home. Land requires an understanding of zoning, development potential, utilities, access, feasibility, market demand, and the financial expectations of builders and investors.
With 15 years of experience in land brokerage, I help property owners understand what they own, identify its potential, and position the property for the buyers most likely to recognize its value.
My professional background includes a Certificate in Land Brokerage from the REALTORS® Land Institute and specialized training in Land Investment Analysis. I approach land from both a real estate and investment perspective—not simply by comparing it to other vacant lots.
Thinking About Selling Your Land?
Whether you own a single residential lot, acreage, an infill site, or a larger development opportunity, the first step is understanding the property.
Before going to market, important questions should be addressed:
- What is the current zoning?
- What can potentially be built?
- Is subdivision or higher-density development possible?
- Are utilities and legal access available?
- Are there slope, environmental, fire, flood, or other development constraints?
- What would the completed project potentially be worth?
- What can a builder or developer realistically afford to pay for the land?
I help owners evaluate these questions and develop a marketing strategy based on the property's actual potential and highest and best use.
Land Requires a Different Marketing Strategy
A basic MLS listing is rarely enough.
Builders, developers, and investors want to quickly understand the opportunity. Depending on the property, my marketing approach may include:
- Zoning and land-use research
- Preliminary development-potential analysis
- Highest-and-best-use evaluation
- Comparable land and finished-product analysis
- Review of available plans, surveys, reports, and studies
- Aerial maps, parcel maps, site plans, and conceptual plans
- Professional brochures and offering memorandums
- Residential and commercial real estate marketing platforms
- Direct outreach to builders, developers, contractors, and investors
- Targeted email and direct-mail campaigns
The goal is not simply to expose the property to more people. It is to put the opportunity in front of the right buyers—and give them the information they need to take action.
Understanding What Development Land Is Really Worth
The value of land is often connected to what can ultimately be built on it.
For development opportunities, I look beyond simple price-per-square-foot comparisons. The analysis may consider the potential finished value of the project, construction and infrastructure costs, entitlement risk, financing and holding costs, and the profit margin required by a builder or investor.
This approach helps establish a price that is supportable to the seller and financially realistic to the market.

Did Your Land Listing Expire Without Selling?
Land often fails to sell because it was priced incorrectly, marketed too broadly, or presented without the information developers need to evaluate the opportunity.
Simply relisting the property with a new sign and new photographs may not solve the problem.
I review the previous marketing, pricing strategy, available property information, and development assumptions—then develop a more targeted approach designed to reach the builders, investors, and developers most likely to purchase the property.
For Buyers, Builders & Developers
I also work with buyers seeking land and development opportunities throughout the San Francisco Bay Area.

Local Knowledge. Specialized Experience. Targeted Marketing.
Landowners deserve more than a general real estate approach.
They need a broker who understands how developers evaluate property, how land should be positioned, and how to communicate the opportunity to the market.
Whether you are considering selling now, planning for a future sale, or simply want to better understand the potential value of your property, let's have a confidential conversation.
